Where to stay in Dubai: areas compared

Neighbourhood matrix: rail access and who the area suits, checked 5 November 2026. There is no price column because no official or published dataset prices hotels by Dubai area; the only room price on this page is the AED 579 city average for 2025 (DET).

Where to stay in Dubai comes down to one question: do you want the Burj and the mall at your door, or the sea? Downtown and Business Bay give you the first, Dubai Marina and JBR give you the second, and both pairs sit on the Red Line. Deira and Bur Dubai sit on the Green Line beside the Creek, with the AED 1 abra between the two banks.

Transit and price facts below were checked on 5 November 2026. This page covers every traveller on Dubai. For hotels chosen around children, use Dubai with kids. The 3 day itinerary assumes a base near a Red Line station, trip cost covers what a room really costs after fees, and best time to visit covers the climate month by month.

The price anchor

Dubai's average daily room rate across all hotels was AED 579 in 2025, about USD 158 at the US Treasury's 3.673 rate, with occupancy at 80.7 percent and 154,264 rooms across 827 establishments, according to Department of Economy and Tourism data reported by Gulf News on 9 February 2026. Hey Ula uses that as the city line. Area and hotel prices are not printed until our own supply data is attached.

On top of any rate, add the Tourism Dirham, AED 7 to 20 per room per night for up to 30 nights depending on hotel grade. The UAE government portal also lists charges UAE hotels may apply: a 10 percent tax on the room rate, a 10 percent service charge, 10 percent municipality fees, a city tax of 6 to 10 percent and a 6 percent tourism fee. VAT is 5 percent per the Federal Tax Authority. With the service charge, the municipality fee, an AED 20 Tourism Dirham and VAT, an AED 579 room comes to about AED 750, about 30 percent more, and any other listed charge adds to that.

Downtown and Business Bay

Burj Khalifa / Dubai Mall and Business Bay are adjacent Red Line stations. From Downtown you walk to the fountain and the tower. Business Bay is one stop away with the same Red Line access. Neither has a beach.

Dubai Marina and JBR

Sobha Realty and DMCC are the Marina's two Red Line stations, and both are Dubai Tram interchanges; the tram runs along Al Sufouh Road and Jumeirah Beach Road to the Palm Monorail. RTA's water taxi loops the Marina for AED 7 a stop. JBR's beach is a walk from the tram. Downtown is a single Red Line ride with no change, but it is a long one, so this is the base for a week with beach days rather than a weekend of towers.

Deira and Bur Dubai

The Green Line's Gold Souq, Al Ras and Al Ghubaiba stations put you on the Creek, with the AED 1 abra between banks. Union and BurJuman connect to the Red Line. It is the closest area to the airport by rail: Airport Terminals 1 and 3 are Red Line stations a few stops from Union. The trade is a metro ride to any beach.

Palm Jumeirah

Resort territory with beach on both sides, reached by tram and monorail. Choose it for a resort stay, not a sightseeing base; every attraction except The View at The Palm is a tram, a train or a taxi away.

Al Barsha

Mall of the Emirates station on the Red Line sits between Downtown and the Marina, so both are one ride away without a change. With a mall at the station, it is a workable summer base when the afternoons are spent indoors.

Expo City and Jebel Ali

RTA's timings list a Red Line branch to Expo 2020 through The Gardens, Discovery Gardens, Al Furjan, Jumeirah Golf Estates and Dubai Investment Park. It is far from the Creek. Book it for an event at Expo City, otherwise not.

The airport line

Taxis from DXB start at AED 25 on the meter, and the app-booked minimum fare is AED 13, per Khaleej Times reporting RTA. The metro runs from both terminals during the hours RTA's timetable lists: 5:00am to midnight Monday to Thursday and Saturday, to 1:00am Friday, from 8:00am Sunday. A Blue Line of 30 km and 14 stations is scheduled for 2029 and will connect the airport directly with nine areas, which will change this page.

If you will ride more than four times a day, a 7-day all-zone Silver nol pass is AED 110 and removes the per-ride arithmetic from the choice of area.

What travellers say

A first-time visitor asking where to base a nine-night trip got split answers in Best Area to Stay in Dubai for First-Time Visitors? (r/dubai, posted 2024, accessed 5 November 2026). One reply named Downtown, another enjoyed JBR, and a third divided the nights: three in the Marina, three in Downtown, two in Abu Dhabi and one on the Palm. For a visitor with a rental car, one commenter suggested JVC, Motor City or Sports City, where rooms cost less and the E44 and E311 lead toward Abu Dhabi without Salik gates. Another liked the streets around Sharaf DG metro station in Bur Dubai for the food. In Adu-Dhabi, Dubai itinerary planning suggestions and questions (r/travel, posted 2023, accessed 5 November 2026), a reply noted that the metro reaches most sights, depending on where you stay. Paraphrased, nothing embedded.

Tell Hey Ula your nights and your beach-to-skyline ratio and it will pick the station first and the hotel second.

Questions

Where should a first-time visitor stay in Dubai?

Downtown or Business Bay for two or three nights of sightseeing on the Red Line. Dubai Marina or JBR for a longer stay with beach days. Deira or Bur Dubai for the Creek, the souks and the shortest rail ride to the airport.

Is it better to stay in Downtown or Dubai Marina?

Downtown puts the Burj, the mall and the fountain on foot. The Marina has the beach, the tram and the water taxi, and is one long Red Line ride from Downtown with no change. Pick by how many beach days you want.

What fees are added to a Dubai hotel bill?

A Tourism Dirham of AED 7 to 20 per room per night for up to 30 nights, depending on hotel grade, plus 5 percent VAT. The UAE government portal also lists a 10 percent tax on the room rate, a 10 percent service charge, 10 percent municipality fees, a city tax of 6 to 10 percent and a 6 percent tourism fee among charges hotels may apply. Check whether a quoted rate is before or after these.

Which area is closest to the airport?

Deira. Airport Terminals 1 and 3 are Red Line stations a few stops from Union, where the Green Line reaches the Creek. A taxi from DXB starts at AED 25. The Blue Line due in 2029 will add a direct airport link to nine more areas.

Does the metro run late enough for dinner in another area?

Stations close at midnight Monday to Thursday and Saturday, 1:00am on Friday. Sunday opens at 8:00am rather than 5:00am, which matters for early flights and early tours.
