Where to Stay for Oktoberfest: Neighbourhoods, Prices and When to Book
For Oktoberfest 2027 (expected 18 September to 3 October), stay within walking distance of the Theresienwiese in Ludwigsvorstadt, Westend or Sendling if you want to stroll home, or on a direct U-Bahn line in Haidhausen, Maxvorstadt or Schwabing if you want quieter nights for less money. Hotels during the 2026 festival had a median rate of €324 a night for three stars and €426 for four stars, so book as soon as you have dates, with free cancellation. If Munich is out of budget, Dachau, Freising and Augsburg are 20 to 50 minutes away by regional train.
How much hotel prices rise during Oktoberfest
There is no official "Wiesn surcharge" statistic. The best numbers come from hotel data firms and comparison portals, and they measure different things, so read each one with its year.
- 2026, hotel market data (Lighthouse, reported by Tageskarte): over the whole festival period the median room rate was €324 for three-star hotels (2025: €301, up 7.6%), €426 for four-star (2025: €399, up 6.9%) and €1,020 for five-star (2025: €968, up 5.4%).
- 2025, comparison portal (CHECK24, reported by Business Traveller): rooms cost on average 194% more than outside the festival, about €253 extra per room, and individual hotels charged up to 656% more. Rooms near the Festwiese started at about €230. Rooms under €100 were only found further out.
- 2023, holiday rentals (Holidu, reported by Abendzeitung): Wiesn guests paid about 70% more per person per night than the week before, €169 against €99.
Demand is real. The city's statistics office counted 884,000 guest arrivals and almost 1.9 million overnight stays in September 2025, a record, helped by the start of Oktoberfest and the IAA Mobility motor show. The 2026 festival then drew about 7.4 million visitors, up from 6.5 million in 2025. 2027 hotel rates are not published yet. Expect them to start from the 2026 levels above.
When to book, and how to use free cancellation
Book as soon as you know your dates. The Bavarian hotel association (Dehoga Bayern) has advised booking as early as possible, ideally the year before. You are reading this in October 2026, so for 2027 you are already on time.
The useful twist: Munich does not sell out the way first-timers fear. Two days before the 2026 festival, hotels were 84.7% booked, against a final 91.8% in 2025, and a Tageskarte check on Booking.com on 15 September 2026 still found 167 properties free for the whole festival. Dehoga also points to about 10,000 hotel beds added in Munich since the pandemic. What runs out first is good value close to the grounds, not rooms in general.
A strategy that works:
- Book a free-cancellation room now, even if the price is higher than a non-refundable rate. This is your safety net.
- Put a calendar reminder a few days before the free-cancellation deadline, which is set by each property. Write it down when you book.
- Recheck prices every few weeks. If a better room near your tent appears, book it first, then cancel the old one.
- Never cancel your safety net until the new booking is confirmed in writing.
- Call or email the hotel directly in the last weeks. Dehoga Bayern's tip is that cancellations free up rooms that may not show on portals straight away.
Weekends are the hardest nights. If you can, arrive on a Sunday and leave on a Thursday. Weekday crowds are growing though: Monday to Thursday attendance in 2026 rose 18.5% in the first week and 28.9% in the second.

Neighbourhoods compared
The Wiesn sits on the Theresienwiese, south-west of the main station. The U4 and U5 stop at Theresienwiese right by the grounds and run every 2.5 to 3.3 minutes into the centre during the festival. The U3 and U6 stops Goetheplatz and Poccistraße are a few minutes' walk away and, according to MVG, less crowded. Noise ratings below are our judgement for festival weeks, not an official measure.

Walking distance: Ludwigsvorstadt, Westend and the station
The streets between the main station and the Theresienwiese hold the largest cluster of hotels in walking distance. That is the appeal and the catch. You will hear the crowds, and on the way in you join the bag-check queues along Bavariaring. Going home is easier: from the grounds you can walk straight into U-Bahnhof Theresienwiese, with electronic signs pointing the way.
Westend side streets are a good compromise for groups of friends: walking distance, but residential once you are a few blocks from the grounds.
Sendling: the quiet back door
Sendling borders the grounds to the south. Goetheplatz and Poccistraße are a short walk away, and in 2026 MVG steered people to these U3/U6 stations because the U4/U5 is busier. One thing to watch for 2027: Goetheplatz and Poccistraße are being renovated, with the U3/U6 between Sendlinger Tor and Implerstraße fully closed from 12 April to 1 August 2027 and replaced by buses. The city plans normal service again before the Wiesn, but check mvg.de before you book a hotel that depends on these two stations.
Altstadt, Maxvorstadt, Schwabing, Haidhausen: further out, calmer nights
These areas trade a 10 to 20 minute ride for quieter evenings, more restaurants that are not festival-priced and more choice of rooms. Pick a hotel near a station on a line that runs straight to the Wiesn: U3/U6 to Goetheplatz or U4/U5 to Theresienwiese. A direct line matters more than distance, because changing trains at Hauptbahnhof or Odeonsplatz late at night is where groups lose each other.
For families with small children, Sendling, Schwabing and Haidhausen are the easiest balance of quiet nights and short rides.
Staying outside Munich and commuting
If Munich prices are too high, stay in a town on a fast rail line. In 2023 Holidu found holiday rentals per person per night at €60 in Rosenheim, €84 in Dachau and €100 in Freising, against €169 in Munich that week. These are 2023 figures; 2027 prices are not published.

From Hauptbahnhof, walk about 15 minutes to the grounds, or take one stop on the U4/U5.
Tickets: Deutschlandticket, MVV and Bayern-Ticket
- Deutschlandticket: €63 a month in 2026, rising to €66.80 from 1 January 2027. It covers regional trains (RE, RB), S-Bahn, U-Bahn, trams and buses across Germany, including all MVV transport in Munich. It does not cover ICE, IC, EC or other long-distance trains.
- It is a subscription, valid per calendar month. Cancel by the 10th of a month to end it at that month's end. Oktoberfest 2027 runs across two months, so a trip from 25 September to 2 October needs two months of ticket, €133.60 at 2027 prices.
- Munich only: an MVV single ticket for Zone M costs €4.20 in 2026 and stays the same in 2027. The Single-Tageskarte (day ticket) for Zone M costs €10.10 in 2026 and €10.80 from 1 January 2027. A group day ticket for up to five people, Zones M to 5, rises from €32.60 to €33.90.
- Bayern-Ticket: a one-day ticket for regional trains and most local transport across Bavaria, for up to five people, from €34 in 2026. Useful for a group commuting from Augsburg or Rosenheim on a single day.
For a stay of five or more days with daily commuting from outside Munich, the Deutschlandticket usually wins. For two or three days inside Munich, day tickets are simpler.
Getting back after the tents close
Know the closing times before you choose where to sleep. The large tents stop serving beer and music at 22:30 and close at 23:30. Small tents serve until 23:00. Käfer Wiesn-Schänke and Kufflers Weinzelt serve until 00:30 and close at 01:00. Rides and stalls close at 23:30 Monday to Thursday and Sunday, and midnight on Friday and Saturday.
The 2026 MVG pattern, which is the best guide to 2027 until the new timetable is out:
- U-Bahn: on weekday nights, trains to and from the Wiesn ran until about 1:30, every 10 minutes. On Friday and Saturday nights, the night before a holiday and on holidays, the U-Bahn ran all night.
- S-Bahn: last trains about 1:30 Monday to Friday and about 2:30 at weekends and before holidays.
- Night trams and buses: N17 stops at Hackerbrücke, N19 at Holzapfelstraße and Hermann-Lingg-Straße, N45 at Goetheplatz every night, and N40 and N41 at Goetheplatz and Poccistraße Sunday to Thursday. Karlsplatz (Stachus) is the hub for other night lines.
- Regional trains: we could not confirm 2027 last departures. In October 2026 the DB timetable showed the last train from Augsburg to Munich at 23:01. Check the DB Navigator app for your exact date and plan to leave the tent before it closes if you are staying out of town.
If the Theresienwiese platform is closed for crowding, signs tell you. Walking to Hauptbahnhof in about 15 minutes is often faster than waiting.
Camping
Oktoberfest has dedicated camps, open only around the festival. 2026 details below; 2027 dates and prices are not published yet.
- Oktoberfest-Camping, Riem: for motorhomes, caravans and campervans, open around the clock from 16 September to 5 October in 2026. Up to 1,500 pitches, about 800 with electricity. It is next to U2 Messestadt Ost; ride to Hauptbahnhof and change to the U4/U5.
- Wies'n Camp, east Munich (Schichtlstraße 46 to 48): ready-pitched tents, alpine huts and lofts with a double bed, or bring your own tent or van. Open 18 September to 5 October in 2026. The camp says the station is a 5-minute walk and the Wiesn about 20 minutes by train, and sells tickets at its office.
- Camping München-Thalkirchen: the city campsite on the Isar, south of Sendling, listed by the tourist office as open 15 March to 31 October. During the 2026 Wiesn, bus 135 ran extra trips between the campsite and U3 Thalkirchen until about 1:30. In August 2026 only about 200 of its 450 pitches were usable because of building work, due to finish by the end of 2026.
Neither Oktoberfest camp published prices on the city's tourism pages. Ask for the total for your dates, including per-person fees.
Hostels
Hostels around Hauptbahnhof are the cheapest way to sleep within walking distance of the grounds, and Wiesn weekends go first. Prices rise like hotel prices, so compare the festival rate with the same hostel's rate a week later before you assume it is a bargain.
One place worth naming because it is unusual: The Tent in Moosach, a large tent with bunk beds and floor mats near Nymphenburg Palace. It is for guests under 30. In 2023 the Abendzeitung found a bed there for €41 a night on the Wiesn opening weekend. A Munich university accommodation list (2024) gave its season as June to October, so check its own site for 2027 dates and rates.
Apartments and short-let rules in Munich
Munich has strict rules on holiday lets, which affects what you find on Airbnb and similar sites.
- A whole flat may be let to tourists for up to 8 weeks (56 days) per calendar year without a permit. Beyond that, or letting a flat permanently as a holiday rental, counts as misuse of housing and needs a permit.
- Letting a spare room in a flat the host actually lives in is allowed.
- Registration: Munich's new rules require every furnished short-term rental advertised online to be registered with the city's Sozialreferat and to show a registration number in the listing. The city's information sheet (July 2026) said the online registration portal had not yet been published, so in 2026 not every genuine listing carried a number. For 2027, expect more listings to show one, and ask the host if it is missing.
- Fines for unauthorised misuse go up to €500,000 per violation. This is the host's risk, but illegal listings are the ones most likely to be cancelled at short notice.
For you, the practical rule is: a whole flat in central Munich offered for the entire festival by someone who clearly does not live there is a cancellation risk. Prefer listings with a registration number, many reviews and payment only through the platform.
Scams to avoid
Fake bookings peak when rooms are scarce. Consumer advice centres and press reports from 2026 describe these patterns:
- Messages after you book: following a Booking.com data breach reported in 2026, travellers got WhatsApp messages, texts and emails quoting their real hotel name and booking number, asking them to "reconfirm" card details or pay again. Booking.com says it never asks for card data by email or phone, and never asks you to pay by a different method than in your confirmation.
- Fake listings: photos copied from real properties, cheap prices and a discount for paying 100% upfront by bank transfer. After payment the booking is cancelled for "overbooking" and the refund never arrives.
- Switch to prepayment: a sudden change from "pay at the property" to "pay now" is a warning sign.
- Off-platform contact: a host who wants to move the conversation to email or WhatsApp to "save fees".
If it happens: call your bank first to stop the payment, report it to the platform and the police, and keep screenshots of every message.
Hidden insights
- Book the room, then the tent. Tent reservations are separate and are made with each tent, so lock in a refundable room first and fit the tent around it, not the other way round.
- The second Saturday is not the only crunch. The 2026 festival had its biggest growth on weekdays, so weekday-only trips are no longer automatically empty.
- Rooms do turn up late. Two days before the 2026 opening, about 15% of rooms were still unbooked. If your plans fall through, do not panic-book a non-refundable room in September; keep checking.
- Pick a hotel on a direct line home. A 25-minute ride on one U-Bahn line beats a 15-minute ride with a change at midnight.
- Mid-October is cheap. Abendzeitung's 2023 check found most Munich rooms back under €200 two weeks after the festival. If you only want to see Munich, not the Wiesn, wait.
